Guidance for Buyers and Sellers

  • When we work with Sellers we are always working in your best interest. We will sit down with you pre listing and review everything, helping to make the sale of your home as stress free as possible.

  • When we work with a buyer as a Buyer’s Agent we are working in your best interest. Additionally, NAR rules require that we have a buyer agreement any time we are representing a buyer. At Taconic Valley Real Estate we use only “Non-exclusive” Buyer Agreements.

  • Our fees are not set by law—they’re fully negotiable. At the start of our relationship, we’ll agree together on how compensation works. For buyers, new rules require a written agreement before touring homes. This agreement will clearly state the exact amount or percentage your agent will earn, so there are no surprises. For Sellers that means that the agreed upon commission to be paid at closing is clearly stated in your listing contract.

  • We love to work with first time homebuyers. We will walk you through each milestone, from the first showing appointment to closing day, ensuring you understand every document and deadline along the way.

  • Currently our office is not licensed to do business outside of New York State. However, we do have a number of agents that we can refer you to.

  • Whether you’re buying or selling, we’re happy to sit down with you and answer any questions you may have about the process. If you’re looking for an estimate of your home’s value, we’ll provide you with a report based on comparable properties. Consultations are a complimentary service.
